Selling Your Home In Redding

Selling Your Home In ReddingSelling Your Home In Redding Can Be Less Stressful

If you’re thinking of selling your home in Redding or have tried to sell a home in Redding, whatever your reason may be, current market conditions may prevent you from getting your home sold sooner than later, but there are ways to getting your home sold quicker.

Here are some helpful tips to selling your home in Redding and in the shortest period of time:

  1. Evaluate your situation, what is the reason you need to sell? Can selling your home in Redding wait until the real estate market improves? Are you relocating for a job, unfortunate divorce, downsizing or family size increased?
  2. Be realistic with price, sooooo important here.  Many home sellers believe their home is worth more than current market values.  A good starting point is to look on Zillow.com.  The value is not set in stone but it gives you an idea.
  3. Ask a real estate professional for a COMPLIMENTARY Comparable Market Analysis (CMA). Be sure that the CMA does not include foreclosures or short sales, unless that is all there is available.
  4. Depending on how quickly you want to sell your home in Redding, 30, 60, 90+ days, will determine your pricing strategy.  Obviously, if you want your home sold in the shortest amount of time, set the listing price below market value at least 10%.  (Example:  If you home’s market value is $200K, list it at $180K)
  5. If you are looking to get top dollar for your home, meaning full market value, make your home presentable and get rid of the clutter and clean up.  You remember that saying, less is more? A potential buyer can’t visualize living in your home amongst all the clutter.
  6. If you can afford it, fresh paint and carpet will do wonders for your home.  Some contractors are willing to be paid out of escrow when the home closes.  Should the sale fall through, the contractor has the option to file a mechanics lien on the property and will eventually get paid. It doesn’t hurt to ask a contractor.
  7. Banks are tight in lending, be open to creative ways in selling your home in Redding, you’ll likely have more buyers willing to buy your home and offer you your asking price.  Would you be willing to provide seller financing, perhaps lease option, or “subject to”?  These examples are just some of the non-conventional ways to selling your home in Redding.  This all depends on a home sellers’ situation and every situation is different.  This type of non-conventional financing was very popular in the late 90′s early 2000′s.
  8. It’s a buyers’ market and there are more homes to choose from, make your Redding home stand out, have great curb appeal as well.  You don’t want a potential buyer to just drive on by, you want them to make an appointment to see your home.  Your home may have the exact feature a buyer is looking for.
  9. If you choose to hire a Real Estate Professional to sell your home, find out if he or she is up to par on technology.  Technology is not slowing down and continues to change constantly.  Find out their marketing plan, will they use social media to promote your property, provide a web page specific to you property, are they using Search Engine Optimization (SEO) strategies, etc.  Most buyers start their search on the internet when looking for a home, where will your home be found?
  10. Finally, be reasonable with your expectations, offer incentives, perhaps paying buyer’s closing costs or money towards new furniture or appliances.

Although our current real estate market is challenging with more homes available for sale than there are buyers, you can set your home apart with my suggested home selling tips.  Buyers are much more pickier today when choosing a home.
